Sulgrave Regency Condos

The Sulgrave Regency Condominium buildings are composed of two 20-story hi-rise towers and three stories of underground parking connected by a lobby and common areas located just southeast of the Country Club Plaza and managed by Signature Property Management. The condominiums provide luxury living on the Plaza with amenities that include a pool, spa, private theatre, ballroom, chef’s kitchen, conference rooms, fitness center and yoga/pilates studio, and a billiard room.

Residents of the building and representatives from Signature Property realized that the building was in need of major renovations to critical systems, and wanted to avoid increased fees or a special assessment, while also minimizing the use of reserve funds. There were several boilers and chillers in need of replacement, as well as several millions of dollars of improvements that were needed according to a reserve study that the home owner’s association had commissioned.

ESP was able to work with residents and the management company to develop a comprehensive solution that allowed energy savings to pay for the vast majority of the necessary improvements, and addressed over $1.2 million of improvements identified in the reserve study. The renovations included new high efficiency boilers and chillers, new LED lighting, upgrades to the building controls, replacement of a cooling tower, variable speed pumps and fans, and several other upgrades to the mechanical systems.

The upgrades have led to significant energy savings at Sulgrave Regency, improved comfort, and the replacement of major mechanical systems that were becoming expensive maintenance headaches. In addition, ESP was able to help The Sulgrave Regency secure over $37,500 of utility rebates from the local electric utility.
